Converting a basement into an apartment or ADU in San Francisco

This San Francisco family needed an income-generating apartment and a remodel of the primary home

When a San Francisco couple came to New Avenue to update their home, we designed a remodel for the main home and an ADU conversion for the basement. Here are the before and after elevations:

The basement, which was entirely for storage, makes the perfect place to add an accessory dwelling unit. With a living/dining area, kitchen, bathroom, and patio, this will be a great home for a single person, a couple, or a pair of roommates. Plus, the homeowners don’t have to give up all of their storage. A storage room accessible from the main home is included in the plan.

After the remodel, the first floor has two bedrooms, a bathroom, and an office. This makes the space much more usable and increases the number of bedrooms in the main home.

The remodel of the second floor includes opening the kitchen, dining, and living rooms into a larger area that flows more freely.

The remodeled third floor now includes a bathroom. One of the existing bedrooms is expanded, creating an owner’s bedroom with a walk-in closet.

The remodel takes this home from three bedrooms to five bedrooms and adds an ADU that can be used for family or rented out for $2,000 per month or more.

How to build an ADU in your basement

Most older homes need four things to bring them up to date:

Whole-house sustainability upgrades

An updated owner’s bedroom and bathroom

An open living room/kitchen

An accessory dwelling unit

These changes will bring a home up to date and put it in the ideal condition to support its owners.
