Plans for a 700-square-foot ADU in San Jose

One of our clients in San Jose came to New Avenue for a 700-square-foot accessory dwelling. New Avenue’s design professional created a plan for a home that would serve as a guest house, a home for the client’s family members, or a rental unit.

The home includes two bedrooms, a kitchen, a full bathroom, a washer/dryer, a living room, an attic, and plenty of storage space. A sun tunnel and plenty of windows provide natural light, making the home feel spacious and energizing.

The homeowner will be able to rent this unit out for $4,500 or more per month. That’s enough to make the payments on the ADU mortgage and help with the mortgage on the main home. In the future, the homeowner can use the income for education, retirement, travel, or anything else he needs. If he wants to move family members into the unit, the family will save thousands of dollars per month in housing expenses and will be able to live near each other. If he wants to use the ADU for himself, he’ll have a beautiful home office, creative space, or guest house.

Adding a two-bedroom ADU of this size is a smart decision. In our experience, clients often wish they had built bigger. That’s because the bigger the ADU, the greater the return on your investment. You might spend a little more to go larger, but you’ll get a lot more in return whether you choose to rent your unit out or useit for yourself.
