Cost to replace a garage with a two-story home in Berkeley

Johanna and Dan knew they wanted a new home added to their existing property. It would serve as a place for them to live while they conducted extensive remodels on the larger house, and they knew it would be a great place for their adult children to stay while visiting. They also saw it as a potential source of income, either as a place to rent out or as a place to live while renting out their main house.

A New Avenue partner designer created a home that would help them get the most out of their property for years to come, no matter how they decided to use it.

The existing detached garage stood in the perfect location; it would be demolished and replaced with the couple's new two-story home.

The first floor includes a garage, a living room that's open to the second floor above, a kitchen, a half bath, and a closet under the stairs. The second floor includes a bathroom, two bedrooms, a laundry area, and a deck. It has everything a home needs and more, and Johanna and Dan, their children, or their tenants will be very comfortable here.

At the time of design in 2018, construction costs for this project were $697,712.68, and the cost for design services was $23,170.
