What is an Addition or Accessory Dwelling?

An accessory dwelling is usually the smartest investment you can make in your home. An accessory dwelling is a guesthouse, backyard cottage or apartment that has all of the comforts, rooms, and amenities you would expect in a primary home. They create flexibility for you and your family. You can provide a home for your parent, your child, an au pair, a caregiver, yourself, or a renter. It can be a detached or a remodeled part of your main homes such as a bedroom, lower floor, or attic. They can be additions to your home too. Accessory dwellings tend to range from studios that are 250 square feet, a one bedroom of about 450 square feet, two bedrooms that are 650-750 square feet and all the way up to four bedroom homes. This is a real home by any measure and can cost less than $100,000 or over $1,000,000.

Changes to the law

States and cities across the country are giving owners the right to create an accessory dwelling. California and many other states view them as the solution to our housing crisis. We view single family homes as a great start, and a home with a guest house as the ideal way to create connection, personal space, secure and a sustainable lifestyle. In California homeowners have the right to build an accessory dwelling. Most cities and states allow you to do this. Permit costs are much less expensive due to new laws as well. You can build a new accessory dwelling and legalize unpermitted dwellings. The amended laws give homeowners the right to create accessory dwellings up to 1,200 square feet. You need an expert to navigate all this with you but what matters most is that you now have the right to do this.

What can I do with an Accessory Dwelling?

Well, for starters you can create a home for someone you care about. In addition to that, you can generate income by renting it either long-term or using on-demand rental apps such as Airbnb. The state law does not prevent homeowners from renting out the second unit to short-term guests or require them to live in one of the units. But local jurisdictions can require one of the structures to be owner-occupied and regulate rentals of less than 30 days, as San Francisco does. The accessory apartment in North America - defined as the addition of a small, separate living unit within a detached single-family house - has been advocated as a housing alternative allowing older people to 'age in place.' That means having your parents or any other family closer but in their space.
