New Avenue’s housing development platform combines technology, analytics, design, and local designers and builders to build complexes that create a better quality of life. We combine an in-house design team with local professionals to provide personalized design and construction services for residential projects that re-invent homes as complexes of two three or more homes. Our process is rooted in transparent cost and scheduling data from decades of experience, while our personal expertise allows us to customize the experience for each client. Your dedicated team will guide you along a journey of discovery where our designers and builders collaborate to create a home that is inspiring, welcoming, and a wonderful place to live.

We are the only truly open platform that marries our own technology for managing the design/build process, a proven in-house team that can provide custom design, and the flexibility for you to work with any designer or builder you may want to add to your team.

The First Steps

 

Free Call & Assessment

Each client starts by scheduling a call with a member of our team. This call gives you an opportunity to share your goals and ideas. This is also a chance to ask our experts questions about your project. We review the biggest database of completed projects and share accurate timelines and costs! We believe you won’t get better info anywhere else!

On-Site Consult for $600

Our team meets you at your property. A perfect first meeting is us listening and taking notes for an hour. After the meeting, we provide a proposal for a project we know we’d be proud of, we know we can deliver on budget, and we believe you will be very happy with. We then design to your budget and provide a fixed-price bid.

World-class Design for $8,000

We complete Phase 1 feasibility and Phase 2 schematic design by collaborating with you to create a fully custom design along with a detailed budget.

Once you get the design from us, you can decide if you will work with us for the full design/build process, or you can take the design and hire whomever you want to finish the job.

The 5 phases of every
New Avenue Design/Build project

Our five step process coupled with our project management software minimizes risk, reduces stress, ensures the important decisions are made, and keeps projects on budget and on schedule.

 

Phase 1. Pre Design

We listen to your goals and ideas to inform how we can best serve you and document what you are looking for in a programming meeting. We then conduct research needed to understand the codes and regulations that affect your property. We also analyze the existing conditions in order to build the foundation of information we need to execute the design work.

Phase 2. Schematic Design

This is when the look and feel of your project is defined. Design is a dynamic, collaborative process, and New Avenue encourages you to share your feedback as we iterate through various options. This is the phase where we will create the project’s site plan, floor plans, elevations, building sections, and the layout of the interior rooms such as bathrooms, bedrooms, kitchen, and living areas.  

Phase 3. Construction Docs

Upon approval of the schematic design, we begin the construction documents phase. This includes generating dimensioned plans and construction details needed to permit the project and get an accurate bid from our estimating and building team. This is also when we coordinate our design work with any engineering or work from other necessary consultants. 

Phase 4. Permitting

Each jurisdiction (town, city, county, and state), has their own rules and regulations that guide the design and construction process. Our team will research the local codes and other requirements and work with local staff to facilitate the review and ultimate approval of your project’s design in order for it to get built.

Phase 5. Construction

We provide a fixed price bid and you can review, accept the bid, and sign the construction agreement directly in our app. Once work starts all expenses, change orders, invoices, and work completed are tracked in the app as well. The design team remain a critical resource throughout the construction process and yours will stay involved to help deliver a high quality home that meets your expectations.
