Can I add two accessory dwellings to my home in California?

When California passed AB 68, among other groundbreaking legislation related to ADUs, we were thrilled. The new laws gave California homeowners more rights related to adding ADUs to their property, including the right to add two accessory dwellings.

So for most homeowners, the answer is yes, you can add two ADUs.

Here’s a look at some plans for adding two ADUs developed for a client in Berkeley.

The first design, created to replace a detached garage on the property, is for a 302-square-foot unit. The home has one bedroom, a full bathroom, a kitchen/living area, a washer/dryer, and a storage loft. If rented out, the owners can get $2,000 or more per month for this unit. Or they can use it for family (saving on rent payments) or as a creative space, office, or guest house.

The second design, which fits nicely in the main home’s backyard, is just over 1,000 square feet. It includes one bedroom, a full bathroom, a kitchen, a sunroom/dining area, a laundry closet large enough for a washer and dryer, and a large living room with space to add a second bedroom and bathroom later if the client wants to do so.

Adding a large ADU or secondary home to a property is a great idea. It’s more versatile than a smaller ADU and can bring in more rent. Like a smaller ADU, it pays for itself, but the profits are even bigger once the home is paid off—a benefit that will last as long as the home does. A home like this one will bring in $3,500 or more per month.
