At attorney in San Francisco contacted New Avenue for help in bringing his client’s four-bedroom rental unit up to code. The structure had been built without permits, and the city required the owner to make several changes to ensure the structure’s compliance with safety and environmental standards.
While the floorplan remained largely the same, extensive work was needed to ensure compliance in plumbing, electricity, entrances/exits, ventilation, and insulation. Windows and doors had to be replaced to comply with safety standards.
Fixtures such as toilets and sinks were replaced, and new flooring and countertops were installed. A gas furnace with ventilation was installed, as were a new gas range and a gas water heater. A door was added to the living room, and new windows throughout the building ensured access to emergency exits.
The total cost to bring this four-bedroom dwelling to compliance was $236,214.00. You can download the full design and construction budget below.
